Ulster County is home. Most of the homes we manage are here, our founder rents his own here, and our cleaning and maintenance crews work these roads year round. Tell us about yours, and Justin will reply personally.
Where we work
Each town has its own market, its own rules, and its own guide. Find yours.
Local knowledge
From the Saugerties waterfalls to the Shawangunk ridge above New Paltz, Ulster County draws hikers, climbers, leaf-peepers, and city weekenders across a long season. That demand moves by the weekend, which is why every home we manage is priced daily off real market data rather than left at a flat rate.
Two Ulster County homes
Both homes are in Saugerties. Each has its own management priorities, from coordinating pool and grounds care to overseeing a major water-supply project.

Across Ulster County and its neighbors, including Saugerties, Kingston, Kerhonkson, Accord, New Paltz, Stone Ridge, High Falls, Marbletown, Hurley, West Hurley, Gardiner, and Pine Bush. We only manage homes we can reach, and every town has its own market guide.
25% of gross rental revenue (net of guest-paid taxes and platform fees), a $250 to $400 monthly property management fee scaled to house size, and a one-time $1,500 onboarding fee. The full breakdown is on the fees page.
It depends on your town. Several Ulster County towns require registration and permits, and some cap the number issued, so the rules vary from Saugerties to Marbletown to New Paltz. We walk every owner through their town's current requirements before listing.
“We had an amazing stay! The house was absolutely incredible, everything from the indoor pool to the movie theater and game room exceeded our expectations. Justin and Sergio were fantastic hosts, greeted us upon arrival, gave us a full tour, and recommended some great local spots for fresh produce.”
Alejandro · Red Fox Stables
“This property is a true oasis. The setting is absolutely stunning, and the accommodations were spotless, cozy, and incredibly comfortable. The heated pool was wonderful and made for a perfect place to relax on the beautiful days we had. We also loved the screened-in porch, the perfect spot to enjoy a morning coffee and take in the peaceful surroundings.”
