Private waterfalls, expansive grounds and a pool make Waterfall House a distinctive retreat. Its owners wanted management that matched the care they put into the property, without managing the operation themselves.

A fresh start, with the owners in control
Haus took over management and relaunched the property under an owner-controlled listing. New photography and rewritten descriptions brought its waterfalls, grounds and amenities into focus. The owners gained control of their listing alongside a team responsible for running the home.
Pricing shaped around the property
Haus combined dynamic pricing with its own pricing methodology and hands-on judgment. The strategy pushed peak rates higher, adjusted softer dates, changed minimum stays and accommodated same-day turnovers. Pricing and operations worked together to make more stays possible while capturing demand for a distinctive home.
Property care, coordinated from end to end
Haus took over coordination of the existing service team and brought in additional vendors. Cleaning, pool service, landscaping, maintenance and improvement planning now have one point of accountability. For this engagement, Haus also assisted with utility-company coordination.
Advice on where to invest next
The owners are willing to invest and want informed guidance. Haus evaluates individual competing properties, the home’s existing strengths and its operating constraints when discussing improvements. Current recommendations include a sauna and a garage conversion, alongside timing pool refinishing outside the summer rental season.
Owners who can step away
The owners have no day-to-day involvement in the rental operation. Haus handles the coordination, with texts or emails when owner input is needed. The relationship combines attentive property care with ongoing advice about the home’s earning potential.
