How to Get Your Hudson Valley Home Rent-Ready for Airbnb
Prepare your vacation rental for launch: house readiness, owner and manager responsibilities, listing work, costs and the first guest handover.
A launch plan should tell you what needs to work, who is responsible and what must be finished before accepting guests. Start with the home's actual condition and your rental plans, then build a checklist around them.
Confirm that the home is ready for guests
- Permission to operate: confirm applicable requirements with the municipality and review rental use with your insurer before opening the calendar.
- Working systems: check heating, cooling, hot water, appliances, Wi-Fi and any pool, hot tub, well or septic equipment. Resolve known problems before a guest discovers them.
- Access and safety: review locks, parking, emergency information and required safety equipment. Have qualified professionals address work that needs their expertise.
- Guest space: secure personal paperwork and belongings, provide usable storage, and make the layout match the sleeping capacity you intend to advertise.
- Seasonal care: establish arrangements for snow, landscaping and any seasonally operated amenities.
Agree who does the work and who pays
| Work | Haus coordinates | Owner decisions and preparation |
|---|---|---|
| Property readiness | Review what the home needs and coordinate agreed work. | Resolve required repairs and approve the work and budget under your agreement. |
| Inventory and supplies | Inventory and setup coordination. | Confirm what is staying, secure personal items and budget for purchases. |
| Presentation | Staging and photography coordination, listing setup and optimization. | Make the home ready for photography and agree any furnishing or design project. |
| Calendar and access | Booking and access coordination. | Provide property information and identify owner stays and existing bookings. |
The one-time onboarding fee covers setup and coordination. It does not make repairs, supplies or optional furnishing and design projects free. Review the full fees and separate property costs before approving work.
Prepare the listing after the house is ready
Use photographs that accurately show the spaces and amenities guests can use. Confirm bed arrangements, access instructions, parking, house rules and seasonal limitations. Check the listing against the house before opening dates for booking.
Plan your own stays first and review the remaining rental calendar with Haus. We ask for at least 180 rental days a year, subject to your agreement and confirmed guest bookings. A date available to rent is not a promise that it will book.
Check the first stay from arrival to departure
- Test the arrival instructions, lock access and Wi-Fi as a guest would use them.
- Confirm cleaning and laundry arrangements, with sufficient supplies for the stay.
- Make appliance instructions and guest support contact details easy to find.
- Confirm the advertised amenities are available and working.
- Make sure someone owns each open task before the calendar goes live.
Launch timing depends on the work remaining, photography and existing bookings. If the home already has a manager, use the handover guide alongside this checklist.
